Title: 'Windy'Cottage - The Renovation Thread

The start of a renovation thread for Mrs P. (and everyone else who asked)

Not the real name but you'll know where I'm coming from. Location mentioned elsewhere on the forum. An 1800s cottage that has been extended. On the market for at least 5 years with no takers until this mug came along.

The original cottage is right of the chimney:

This wall faces South East. The far window is the main bedroom. This side of the front door is the dining room. A later extension on the left is the kitchen.

Original cottage and kitchen extension on the right, I think the nearest pitched roof was the first extension (because removing plasterboard inside the house - more to follow - revealed a door and window). The bit on the left with the patio door is a 1990s extension - the lounge. The redbrick utility room is the 'back door' into the kitchen with the door/steps to a small cellar.

The front of the building was probably the second (or third) extension - depending on when the kitchen was added. Faces North East. The nearest window (1st pic) is the main bedroom (2 windows facing SE and NE catching the morning light  :thumbsup:). An extra door - original owner thinks it was used as the village post office at some time. Middle window is the second bedroom (same room as the door). The nearest window (second pic where the brickwork changes) is the living room (patio door on the opposite wall).

The living room extension with the bathroom on the right and the third bedroom (to be the man - my 'junk' - room) nearest.

Lots to like there.

What is the join between the original and new like? Decent amount of lead with a good overlap on that connection I hope?

Some roof ladders might be a good investment. The roofline is low and shallow so you can easily do the work without scaffolding.

Hi, just checked out where you are. We have been up to Cummertrees a few times in the motorhome and really like it up there.
Mrs. M likes it for the lack of hills and we both like how quiet it is .
Hope the cottage turns out to be everything that you both want.

Don't know, I haven't been on the roof and the roofer hasn't been round yet. There has been a leak from the channel between the two apex roofs at some time in the past and the roof of the original cottage has a 'wave'.

The flat (rubber) roof has deteriorated and needs repair - going to replace with a gently sloping pitched roof.

Great network of quiet lanes. A quiet backroad (NCN7) into Dumfries and not too far to hills and forest tracks :)

Week 1:

Cleared all the floor coverings.
Fenced an area of garden off for the dogs.
Adjusted the patio door so it opens and closes without a kick.
Drained watertanks and boiler and removed a couple of radiators.
Started to get the hedge under control.
Started to clear plant growth from around cottage that was covering air bricks.
Stripped out the bathroom suite (except the loo) and (almost) stripped the walls back to the brickwork.
Made some exploratory holes in other walls.

Started with the bathroom. The tiles were not doing their job and water was getting behind and the wall behind the shower had a damp issue as a result and some of the plaster had already fallen off exposing the brick wall.

The place was on the market for about 5 to 6 years following a divorce and I don't think the guy had done any cleaning since - the bathroom was minging. We wanted to replace the bath for a shower anyway (with a low ceiling and me being over 6ft I would probably have to crouch to use the above bath shower) and panel the walls to hide the exposed pipework.

Tiles around the bath came away easy as did the wet plaster - exposing an old wooden lintel of an old door in the original wall.

Banging away at the external wall revealed lath and plaster - all to be removed and replaced with insulation and panels.

Removing tiles and plaster on the other wall revealed red brick - I assume used to make the dividing wall when the bathroom was added (prior to/instead of plasterboard).

The ceiling was mould stained - so that came out as well

Removed the door and tried to jemmy the door frame out - but the whole wall moved. So that's staying until I talk to the builder. It doesn't appear to support anything so the whole wall can probably come out to be replaced with a panel wall?

So bathroom is nearly gutted. A bit more plaster to remove on the original wall and around the loo, then find out what the builder wants me to do with the door wall and exposed pipework :)

Think the red brick was used to make the dividing wall at the time the bathroom was put in.

This is getting me excited - having done up/renovated a couple of houses many years ago and my daughter's flat last year - we're going to see a "doer upper" house on Monday  :thumbsup: 

Upside is that we have the luxury of being able to buy, do the work and then sell our exisiting house.

A friend once bought a house with an overgrown hedge which had a tunnel, like yours had, to get through the front gate. His house became known as The Hole In The Hedge.

I bought a house in about 1984 that had about 5 or 6 acres of land, about 70% grassed and the rest wooded . . . we found a small stone-built barn when we cleared some of the woods . . . and in amongst the detritus in the barn - mainly old furniture and garden tools - found someone's porn stash (well, a load of old pre- and post-pubic hair Playboy mags!)

A friend once bought a house with an overgrown hedge which had a tunnel, like yours had, to get through the front gate. His house became known as The Hole In The Hedge.

I bought a house in about 1984 that had about 5 or 6 acres of land, about 70% grassed and the rest wooded . . . we found a small stone-built barn when we cleared some of the woods . . . and in amongst the detritus in the barn - mainly old furniture and garden tools - found someone's porn stash (well, a load of old pre- and post-pubic hair Playboy mags!)

One wall from the bathroom now gone - might even take the brick wall out on the left (it moves if you give it a good push) and have it replaced with a stud wall. That would also give a few more inches for a wider shower tray.

A Utility room has been added next to the kitchen and the Lounge/Dining Room have been altered to give a corridor and a 'bedroom/study' (with an external door).

The first house I owned had the bathroom directly off the kitchen, downstairs. It was an old farm workers cottage and quite basic.  One of the first jobs was to move that door to come off the living room, to give more kitchen space.  Living room ended up with three doors and the understairs cupboard off it though.

Fantastic progress!

I am not used to seeing a bathroom so far from the kitchen.
It's not too obvious whether the scullery came before the toilet.

Got me wondering where the bog was at my great aunt's, that house still had the aga  for heating in the main room though nan would cook the Pancakes on the gas burners in the scullery out the back.
Theres a possibility it was at the top of the stairs, or off the comfortable room

Google search of old maps this morning. The cottage is shown on the 1861 OS map, so older than we thought. It's the 'blob' on the corner of the lane (SE of quarry and SW of the school) that leads to the Saw Mill, Hope Cottage and Woodside.

Another week passed. Had help this week as Mrs G took some leave from work. Bashed walls in the hall, second bedroom, main bedroom and dining room - and shifted a shit load of rubbish to the local tip.

While remocing plasterboard around the external door and adjoining wall, a sheet of plasterboard fell from the roof - The roof and joists above looks good (unlike the joists in the main bedroom).

A bit more work on this room completed today. The alcove has red brick behind the plaster and oak beam above so was probably a door into the original build - will take some pics tomorrow (after the dust settles).

I am impressed with how far back you are stripping the place, amazed at the speed you are working at, and wondering where you are sleeping while all this is going on - in a tent?

We are in a rent. Sold in Stornoway and moved to Dumfries in May and have a 6 month lease (until 10th November) with the option to extend (have to give 2 months notice). Aiming for a 4 month turn around (move in early next year?) - I gut the place then the builders come in.

I am retired so have no other commitments and can spend all my day working on the cottage - generally starting at 10 am and finishing at 7 pm - that's 9 hrs a day.

Mrs G has also had the week off work and cleared a lot of wall (clearing laths and plaster) leaving me to tidy around her.

The lounge corridor:

I've already shown the work done on the adjoining bathroom wall (that was at some time an outside wall) and the ceiling that was pulled down.

I also removed a stud wall at the corridor end. Behind the stud a plastered wall had been covered in polythene sheeting. Removal of the plaster revealed original stone wall (see above) and an alcove that had been boarded up and dissected by the stud wall to the second bedroom  - the other 'part' being in the bedroom.

Second bedroom:

Once part of a large dining room/lounge it was partitioned to make a study and (for some bizarre reason) another external door added. This is going to be divided into 2 rooms - a 2nd (spare) bedroom and a sewing/craft work room for Deanne. The partition is going where the ceiling changes height. going to replace the outside door with a window.

The outside wall was lath and plaster - now all cleared

The right hand wall (from the bedroom door) was plasterboard over a polythene covered plaster wall. Chipping back the plaster revelaed an old stone wall - all the plaster has now been removed.

Clearing around the (boarded up) alcove revealed a bricked up door with an oak lintel. We decided to remove the partition wall (between the alcove and the door and re-position it so that the alcove becomes a feature in Deanne's work room.

Some - any outside walls in rooms will be covered with stud walls and insulated but some of the fire places and inside walls will be left as features.

My studio build ground to a halt a few weeks ago when I ran out of supplies. How is your place coming along (since the October photos), Ian?

Was just about to have the roof replaced but all stopped because of the lockdown. Stripped everything out and had the damp-proof course and wood treated.

Keep meaning to post more pictures but procrastination winning.

Most rooms ready for plastering. I've fallen out with the heating contractor and have started arbitration process to get so9me money back  :(

The contractor lost his (microgeneration certification scheme) registration so we are ineligible for the Energy Scotland loan and renewable heat incentive payments on completion. He also took a 25% payment off us '3 weeks prior to installation of the heat pump' in June and he hasn't replied to e-mails or been back to the cottage since - despite a number of attempts to contact him.

Unfortunately, no. Supply time has also impacted. Going well over budget :(

It is indeed. Painter's started decorating, kitchen nearly finished, stoves almost complete. Electrics, and plumbing still to be finished. Heating system, bathroom, utility and wc to be fitted/finished.  :)

We've finally found someone who will complete the heat pump installation and finish the work that the b****** who ripped us off started. Plan to start6 W/C 24/10 so theoretically we could be thinking of completion and moving in by the end of November :)

The lighting is basic LED strip light (such as these (https://www.simplelighting.co.uk/natural-white-led-tape-120-leds-per-metre-4000k-14657/?msclkid=f4e366cc2a641dc6520f05f8415aa0cf&utm_source=bing&utm_medium=cpc&utm_campaign=Incremental%202021&utm_term=4578641343301937&utm_content=Incremental%20Ad%202021#fo_c=1144&fo_k=f43bbe763c567390204f4bb54406ce47&fo_s=binggb)) that you buy in 'x metre' lengths. If you want mor info I would need to get the details from the electrician.

On the kitchen ceiling the joiner cut a rectangular channel into 2" oak strips then attached the strips to the ceiling and the strip LED was fitted into the channel.

In the dining room there is a cornice with LED strips above.

There are also LED strips within the stone wall frames (shining downwards and lighting up the wall) and above the roof beams (shining upwards) - but I forgot to turn on the lights.

The beams in the dining room are original supporting beams. I'll take a photo with lights on and post photos next time I visit.

The other bits of wood around fireplace, doors and fake beams etc. were taken from the roof above the bedroom (new support structure added) and the wood treated and used as features.

Strips were added as feature post plaster-boarding. This is the kitchen roof before insulation and plasterboard

The heating system - after being "ripped off" to the tune of £6.5K by Home Renewables (who took pre-payments and ran to Thailand) we finally found someone willing to finish the job. Unfortunately, Mitsubishi can't (currently) supply a combined solar panel/heat pump tank. But, a tank and heat pump has been installed this week (and we need to look at solar panel connection at a later date) and the cottage is now got a heating system for the first time in 3 years :)

I've never seen a wash-basin that sort of pattern . . .  the jury is out in my mind but I love the concealed black taps :thumbsup:

Technical Audit done today.

Been worrying about it all last week - the guy comes into the house first thing he says is that his brother has the farm up the road and talks to me in the 'local'. Started looking around asked if there had been any structural alterations, took a few photos, looked through my record of quotes and invoices and basically said "oh, xxx did the roof - went to school with him that will be fine, yyy did the stoves - always does good work, zzz fitted the heating system - no problems there then. Can you forward me the EIC and permitted development letter, thanks for your time"

A tick box for the mortgage company so that I can change from a renovation mortgage to a normal mortgage - £500 + vat for 30 mins work  :o
