I think there's a lot of caffeine in green tea. It certainly keeps partner awake.
(Caffeine doesn't really keep me awake)

Depends on the age of the tea when it was picked - given that green tea is generally made from the buds, rather than full leaves, it generally contains quite a bit of caffeine. The exact level depends on the type of tea.

So, green tea < coffee, but green tea =/= caffeine free.

Oh indeed, green tea's caffeine content is very variable and depends on brewing time, technique/ developmental stage age tea leaves etc.
It's NOT caffeine-free and might not be suitable for those avoiding caffeine as part of a pre-ride 'taper'.
Then there's caffeine in Irn Bru...

Could have been better, fizzled out a bit at the end, but that's an accurate representation of how I feel about what I'm achieving with that particular person anyway.

You don't have to let them do viewings, you know. You have a contract and until it ends (well, until they have an order for possession, actually), you have the right to "quiet enjoyment" and can tell them to poke off. And that's true even if they've put a clause in the contract that says you must allow viewings.

Some landlords (and tenants) really don't understand the legal context they are operating within.

Sitting in Dallas-Fort Worth Airport awaiting a flight connection. They're playing the same muzak as the waiting room you go to when you die.

There's a woman opposite doing some strange needlework thing that requires a large wooden frame. I think I'd like to break wind. There's another woman with a Starbucks cup so large that I think if she fell in we'd have to call the coastguard. This is ennui. Mind skittering uselessly like a housefly against a window. It's a weird property of airports.
